From 6 to 8 October, POLIS was represented at EXPO REAL in Munich at the joint Berlin-Brandenburg stand. Europe’s largest real estate trade fair once again provided the ideal setting this year to discuss current developments and future topics in the industry with representatives from business, finance and the public sector.
There was particular interest in the discussions surrounding the challenges facing the current commercial property market. In the panel discussion ‘Office and commercial property – what has a future and is still affordable?’, Dr Michael Piontek, CFO of POLIS Immobilien AG, exchanged views with industry experts on financing options, mixed use and the prospects for office and commercial portfolios in a changing market environment.
The topic of sustainability was also a focus: Dr Andreas Kindt, Head of ESG at POLIS, discussed the implementation of technology-based sustainability strategies, the role of data management and the limits of what is technically feasible for existing properties in the panel discussion ‘ESG, digitalisation and AI – when is smarter really better?’.
In addition, topics such as digitalisation, energy efficiency, portfolio development and the financial future in Germany dominated many of the discussions at the stand. It became clear that investors and portfolio holders alike are focusing on practical solutions and flexible strategies to meet current market conditions.
Overall, POLIS draws a positive conclusion: the market is still difficult, and the transaction business has not yet emerged from ‘crisis mode’. However, thanks to their central locations and good condition (including ESG parameters), our properties are proving to be future-proof even in competitive situations. POLIS Immobilien AG is very well positioned as an equity-strong market participant and is already actively looking for purchase opportunities again, in particular ‘younger’ properties in the well-known POLIS locations in A and, where applicable, B cities. The EXPO REAL also reaffirmed its value as a platform for professional exchange and networking with key players in the real estate industry. The ideas gained will also be incorporated into further strategic work.
