The six-storey building was erected in 1983 as a reinforced concrete building, and has an underground car park that includes a car elevator (52 parking spaces). The façade is finished with natural stones. The building has external solar protection. The development of the office space is carried out via a central staircase and two elevator systems as well as a further staircase with an elevator system. The individual floors are characterised by the existing office cubicle structure with two central corridors. The service areas are positioned centrally. A flexible subdivision of the areas is possible due to the lightweight construction of the walls.

The office building is located in the banking district of Hanover and is very well linked to the public transport network. Many lawyers and notaries are situated nearby, as are numerous banks and service providers. In addition, the opera, the theatre Schauspielhaus as well as the Künstlerhaus are only a short distance away.
