Office building at Konrad-Adenauer-Ufer 41-45

The office building, also known as the former Bayer-Haus, with one side forming a corner with Dagobertstraße, was erected in 1953 as a reinforced concrete structure, and has five full floors as well as an inner courtyard and an underground car park. The building's main entrance is situated on Konrad-Adenauer-Ufer, the access to the courtyard and to the underground car park is via Dagobertstraße. In addition to 45 own parking spaces for cars, some of which are located in the underground car park, public multi-storey car parks available in the vicinity. The office space offers a very efficient, single-corridor layout, and due to the central staircase, elevator shaft and sanitary facilities, a subdivision of each storey resulting in two rental units is easily possible. The entire space can be illuminated and ventilated naturally.

Furthermore, the location is characterised by its proximity to the main pedestrian zone (600 m away from Cologne's famous dome, the Kölner Dom) and its good connection to the local public transport network.

The underground and suburban train station Breslauer Platz can be reached on foot within a few minutes. Köln's main train station is 600 m away. The access to the road network via Turiner Straße, which runs parallel, and the Theodor-Heuss-Ring is excellent and assures an efficient accessibility of the property by car.
